The Board has received notifications that there is an older man walking around the neighborhood soliciting for handyman jobs. He has approached neighbors on at least two days this week. The President of the Board has instructed him to leave the neighborhood and that solicitation is not tolerated. He has raised suspicions by at least two of our neighbors.
If you see any of this type of activity please do not hesitate to call the police and alert the Board. Let the police determine if the non-residents are potentially dangerous. The home break-ins last year were believed to been commited by individuals knocking on doors during the day asking for work. This is a Neigborhood Watch Community so please alert the Board when you see any suspicious activity through emails or by calling us -- we can then alert the rest of the neighborhood!

Summer is almost here! Enclosed you will find a new pool/tennis amenity tag with the pool code for the 2009 pool season (If you currently have a $0.00 balance on your HOA account). The pool is scheduled to open Saturday, May 23rd, 2009. Members who are not current on their dues will not receive a pool/tennis tag until the Association dues are paid current. This includes any late charges, fines or attorney fees. Please contact Homeside Properties if you have any questions regarding your account.

Members will receive one tag per household. The tag must be present with you at all times when attending the pool and/or tennis courts. This code is private. Do not issue the pool code to anyone outside of your household. If you issue this code to anyone outside of your household, your pool privileges will be revoked. By passing the gate code to non dues paying resident, as well as non residents, you are in essence, diminishing the return on the investment of the residents who make the necessary sacrifices to diligently pay the annual assessment in a timely manner. In other words, non-paying residents and non-residents will be using the facilities at the expense of those that do pay. It is up to the residents of Woodland Ridge to help police their own pool and call 911 when you see someone trespassing.
Members need to remember that the pool is Swim at Your Own Risk. All gates must remain locked at all times. This may be an inconvenience for some, but for insurance liability reasons, these gates must remain closed and locked. Any member who does not have an amenity tag at the pool should be asked to leave the pool area. Pool rules will be posted within the pool area. Please make sure all drinks and snacks are properly disposed of to avoid ants and bugs around the deck area. Remember that NO ALCOHOLIC BEVERAGES OR PETS are allowed in the pool are.
Members must make sure that the restrooms stay clean in between cleaning visits. The pool maintenance company will visit twice a week to clean, perform maintenance on the pool and empty the garbage to the curbside. Please be sure to review the pool rules and hours posted within the pool area for your safety.

April 2009 Board Meeting Minutes
For April 22, 2009
I. Meeting called to order by Keith Burbank-President
A. In attendance- Curt, Ryan, Keith, Malinda, Maceo.
II. Approval of Minutes- Minutes were approved prior to the meeting by e-mail.
III. Homeowner Comments – No one present
IV. Financial Report
A. Keith reviewed the $10,000 in deduction from legal fees from 2008 from our reserves.
B. We discussed the Property tax Rebate that we received from 2003-2004 and a motion was made by Keith and 2nd by Mike and passed that we will add this money back into our reserves. The amount is in the range of $6000.00.
V. Committee Reports
A. Architectural – Mike had no updates
B. Amenities
1. Basketball goal- it was agreed upon by the Board that the basketball goal will not be put at this time. It was put to vote by Keith and voted unanimously from the Board to not put it up.
2. We agreed to replace the net on the tennis courts that need replacing and to also get the light fixed that is out. We also discussed looking into the price of adding locks onto the gates like at the pool to keep out non-residents. We also discussed putting up a sign. Keith agreed to look onto the cost. No final decision made.
3. We also discussed asking Premier about the violation sign that fell off the pool gate. Also we need to make sure that the new pool drain was included in our budget from the beginning of the year.
4. Termite Bond- is up for renewal- We agreed to get renewed.
C. Neighborhood Watch- Kisa was not present to give an update.
VI. Review of Delinquent Accounts
A. This is a very big issue- Keith discussed the vast number of accounts that are due. Keith stated from 2009 we have $10,202.00 outstanding, 2008 we have $5449.00 outstanding and in 2007 we have $2580.00 outstanding from homeowner dues alone. The Board has agreed to move aggressively on the accounts that are past due.
1. Keith stated we have 14 pre-suit letters that have been sent out. It was agreed that all will have 30 days from receipt of letter, and then we will proceed with further action.
2. Board will research cost and decide on limit/threshold to go after delinquents
3. $1000.00 or more in past due accounts will result in the Board filing suit.
4. Board agrees that once a suit is started that no other arrangements with the Homeowner will be made.
5. A motion was made by Keith and 2nd by Maceo than approved that we will start to offer new payment arrangements to commence 2010. We agreed to offer quarterly payment as follows: 3 payments of $144.00 due Jan 1st, April 1st and July 1st or to have Payment in Full by Jan 31st. The bill we send out will need to have a "payment option’ line for payments plan. By Jan 31st late fees will occur at a rate of 18%. If Homeowner does not let Homeside or the Board know which payment plan they want we will assume that they agree to pay in full and late charges will be accessed on the entire balance.
VII. Management Report
A. The Board discussed the issue of the tree that is on HOA property and hangs over o neighboring home of Ms. Guidry. The Board had three proposals with the lowest being at $325.00. It was agreed by the Board that if we are not liable for the tree then we will leave it to the homeowner to have cut.
B. The Board discussed repainting the Baby pool. Ryan agreed to look at the pool after it was cleaned to determine if we should pay for repainting.
C. It was agreed that the new pool season is May 1st to Sept. 30th and that 2 letters will be sent to homeowners. The first letter to state the pool rules and restrictions. More aggressive than past years, and a 2nd letter to be sent about the communities financial state. The purpose is to raise awareness about the number of Homeowners not paying their dues and still using the amenities. The board hopes this will cut down on the number of residents giving out codes and allowing nonresidents to use pool and tennis court.
D. We discussed the fact that Homeside now does not do site visits as they have done in years past and it is now up to the Board to report any violations to Homeside so that a letter can be sent to Homeowner/
E. It was agreed upon to let Premier handle changing the pool access code.
VIII. Unfinished Business
A. We agreed to get more pricing on replacing the damaged pool furniture. We are looking at replacing 2 tables and 8 chairs.
IX. New Business
A. We agreed to have the pool party on June 13th from 1pm to 4pm with a budget of $100.00. Malinda and Curt to plan.

Proper Spring Maintenance
The Board kindly reminds everyone in Woodland Ridge to keep up the appearance of their home. This includes removing trash bins on non-collecting days, pressure washing siding, keeping grass at appropriate lengths, and removing weeds from lawns. The Board has reported a number of violations this year and needs your help to keep our property values up for everyone in the neighborhood. If you see any violations contact a member of the Board and we will issue a formal letter. Thank you!
Potentially Hazardous Tree Limbs
A tree located on Woodland Ridge HOA land is leaning over the property line and growing dangerously close to a non-neighborhood house. The owner of the house has asked us to take down the limb because she is afraid that it may cause damage or injure the occupants. The Board is currently in discussions with the Property Managers and the HOA lawyers about possible resolutions and the liability of the HOA. The Board is also working on getting a quote to cut down the large branches. We will update the blog with the final resolution.

1.) The urinal in the clubhouse must be fixed
2.) We discussed economic times and the possibility of people not paying their dues on time: it was voted and passed 5 to 0 that a cut off time will be May 1st for a flexible payment plan when residents approach the board with hardship cases and it will be decided on a case by case scenario. Interest that has been added will not be waived. The board will also consider for a new payment plan for next year.
3.) We discussed getting the pool up to code and the cost increase from Premier. We would like to have validation on why there is an increase.
4.) Possibility of special assessments.
5.) Conduct legal action on delinquent accounts. Keith said there are about 5 that are seriously past due.
6.) The board will begin strict enforcement of the overall appearance of neighborhood and will be sending letters to violators about their garbage cans.
7.) The board will call Premier about getting chain on the pool gate.
8.) Discussed buying new pool furniture.

Neighborhood Watch Established
The HOA held a Neighborhood Watch training class on February 3, 2009 to establish the program in our neighborhood. The Cobb County Police officer provided us with many tips on how to protect your home and how to look out for your fellow neighbors. The biggest tip is to report anything suspicious! Whether is a car that doesn't belong in the neighborhood, children loitering around during school hours, or solicitors who are a bit too nosey--call 911! By establishing a police presence we will prevent future break-ins and other incidents from occurring.
We will use this blog to notify our neighbors about incidents happening in our community. When an alert goes this blog and the HOA distribution list will be updated with the pertinent information. Please contact Curt or anyone on the board for more information.
